Tenant find: 50% First Months’ Rent + VAT

Let only service includes marketing the property, carrying out accompanied viewings, arranging for the inventory to be carried out, carrying out the relevant checks on the potential tenant including credit checks and referencing and finalising the tenancy agreement.

Rent Collection service: 50% First Months’ Rent + VAT then 7% + VAT from month 2

Collect and remit the monthly rent received, deduct commission and other works, arrange payments from rent for statutory requirements, pursue non-payment of rent and provide advice on rent arrears actions

Managed Service: 50% First Months’ Rent + VAT then 10% + VAT from month 2

Full management includes all of the above, as well as getting quotes for repairs and arranging for repairs within the property, carrying routine inspections every quarter and notify the landlord of the outcome, advising all relevant utility providers of changes and hold the keys throughout the tenancy tern.

Additional charges - let only or managed

Dilapidation deposit registration fee - To register a dilapidation deposit (paid by the tenants) on a landlords behalf either at commencement of a new tenancy or annually if renewed – Included within both the part and fully managed services.

Rent Review fee – Included within both the part and fully managed services.

Withdrawal fee - Where tenants are sourced and terms agreed, should a landlord then subsequently withdraw from an agreed transaction a charge of £360 will be applied as a contribution towards any costs incurred and time taken by Pestell & Co personnel to progress the prospective let to that particular point.

Renewal fee - If a landlord and tenant wish to renew an existing tenancy then Pestell & Co will charge £144 to advise on potential rental uplifts, re-negotiate terms, draw up new paperwork and finalise the contracts.

Court attendance – Should a court attendance be required Pestell & Co will charge £90 per hour + VAT.
